APPROVAL PROCESS: The Planning and Zoning Commission is the final approval authority for the proposed conveyance plat.
STAFF RECOMMENDATION: Staff recommends approval of the proposed conveyance plat with the following conditions, which must be satisfied prior to filing the plat for record:
1. The applicant vacate the existing Lot 3, Block A of McClure Elementary School Addition as recorded in Volume 2010, Page 330 P.R.C.C.T., pursuant to Section 212.013 of the Texas Local Government Code.
2. The applicant revise the plat to specify the types of utility easements being dedicated.
3. The applicant revise the plat to revise the Storm Water Detention and Creek Maintenance Note.
4. The applicant revise the plat to include the Grayson-Collin Co. Easement previously dedicated by separate instrument.
5. The applicant revise the plat to dedicate sanitary sewer and drainage easements, subject to review and approval by the Engineering Department.

ITEM SUMMARY: The applicant is proposing to subdivide approximately 6.711 acres into four lots, Lot 3 (approximately 2.29 acres), Lot 4 (approximately 1.39 acres), Lot 5, (approximately 1.19 acres), and Lot 6 (approximately 1.93 acres).
The approval of this conveyance plat will also authorize the vacation of the originally platted lot (Lot 3, Block A of McClure Elementary School Addition as recorded in Volume 2010, Page 330 P.R.C.C.T.) and the recordation and conveyance of the parcel(s) created thereon, but does not authorize any type of development on the property. The applicant and future owner(s) of the property remain obligated to comply with all provisions of the Subdivision Ordinance upon future development of the property including, but not limited to, all platting requirements, required public improvements, utility extensions, street improvements, right-of-way and easement dedications, and all other applicable requirements of the Subdivision Ordinance. The submission and approval of a conveyance plat does not vest any rights in the property.
PLATTING STATUS: A record plat(s) of the subject property must be approved prior to the commencement of any development activity on the subject property.
