ITEM SUMMARY:

This item authorizes the City Manager to enter into an agreement with JEN TEXAS 22 LLC, the developer of the Painted Tree subdivision located generally north of U.S. Highway 380, east of Lake Forest Drive (FM 1461) and south of Bloomdale Road (CR 164).

In conjunction with the construction of required public infrastructure within the subdivision, the City desires the developer to deliver additional improvements that will provide access to and serve the adjacent park land and the construction of any future facilities on said park land, commonly referred to as the Brinkmann parcel.

Specifically, the City desires the developer to expand Henson Road from a two-lane roadway to a four-lane roadway with a left-turn lane from Henson Road on to Lake Forest Drive and oversize certain sanitary sewer line improvements from a twelve-inch diameter line to a varying diameter between fifteen inches and eighteen inches in diameter.

The proposed agreement stipulates that the City agrees to participate with said improvements, up to $1,531,033.42.

BACKGROUND INFORMATION:

In 2021, the City acquired 230 acres of land south of Bloomdale Road and generally east of Lake Forest Drive.

The improvements requested will ensure adequate access and sufficient  infrastructure connections to accommodate a future park design on this parcel.

FINANCIAL SUMMARY:

The proposed agreement stipulates that the City agrees to participate up to $1,531,033.42 towards the expansion of Henson Road and the upsizing of certain sewer line improvements.

Funds are available in project PK2354 (Infrastructure for Regional Sports Facility) to fulfill the obligations of this agreement.
