STAFF RECOMMENDATION: Staff recommends approval of the proposed minor replat with the following conditions and variances:
1. The items currently marked as “not met” on the attached Conditions of Approval Summary be satisfied prior to issuing final plat approval; and
2. The applicant satisfy the conditions as shown on the Standard Conditions for Minor Replat Approval Checklist, attached.
3. The applicant receive a variance to Section 142-99 (Lots) of the Subdivision Ordinance waiving the requirement that no single family lot shall front and back to a street.
ITEM SUMMARY: The applicant is proposing to replat Lots 3C, 3F, 3I, and 3J, Block 12 of the Waddill Addition and Lot 1, Block A of the Winteg Francis Addition into Lot 1R and Lot 2, Block A for single family residential uses.
Under the requirements of Section 142-99 (Lots) of the Subdivision Ordinance, all single family lots that front onto a street shall only back to an alley and that no single family lots shall front and back to a street. The applicant is requesting a variance from this requirement to allow for Lot 2, Block A to front onto both Waddill Street and Francis Street as shown on the attached minor replat. Staff is comfortable with supporting this request given that the proposed lot has an existing home that was constructed in 2012.
APPROVAL PROCESS: The City Council is the approval authority for the proposed plat. In order to receive final approval of the plat, the applicant has the opportunity to make one resubmittal which addresses all items listed above.
OPPOSITION TO OR SUPPORT OF REQUEST: Staff has not received any comments either in opposition to or in support of the proposed minor replat.
