RECOMMENDED CITY COUNCIL ACTION:                     

                     Approval of the Resolution.

 

ITEM SUMMARY: 

                     This Resolution authorizes a construction contract to provide General Contractor services related to the Replacement of the Exterior Door Systems at the McKinney Performing Arts Center (MPAC) for an amount not to exceed $120,000 and subject to the successful negotiation of terms and conditions.

                     Three firms submitted competitive sealed proposals and were evaluated by the Architect of Record along with City staff from the Development Services, Planning and Public Works departments.

                     The three firms that responded to the request for competitive sealed proposals were evaluated based upon their qualifications, capacity and capability, their bids and references.

                     The top-ranked firm based upon these evaluations is MMI General Contractors, Inc. (MMI) and is recommended for selection for the project.

                     MMI has a wealth of experience in providing these types of services in historical buildings and has excellent references.

                     MMI General Contractors, Inc. submitted a proposal to provide all construction services related to the MPAC Exterior Door Systems Replacement project for an amount of $115,400, which includes the accepted alternates.

 

BACKGROUND INFORMATION: 

                     ArchiTexas, a Dallas based architectural firm that specializes in historic preservation and restoration, designed and developed drawings and specifications for the project.

                     The wooden exterior doors at MPAC at both the first level and the basement level have experienced a variety of maintenance issues in the almost ten years that they have been in place.

                     Based upon historical information, the species of wood originally required for these doors by the Texas Historic Commission (THC) when these doors were installed was sweet gum which has not performed well at all.

                     The Architect and the City’s Historic Preservation Officer submitted new designs with alternative material selections and the City received a Historic Buildings and Structures Permit #805 for the restoration work from THC in August, 2015.

 

FINANCIAL SUMMARY: 

                     The Resolution authorizes a construction contract to provide General Contractor services related to the Replacement of the Exterior Door Systems at the McKinney Performing Arts Center for an amount not to exceed $120,000.

                     The MPAC Door Systems Replacement project is being funded by Fund 32, the Equipment Facilities Repair Fund.

                     There is a companion item for a budget amendment to allocate the funds within Fund 32.
