RECOMMENDED CITY COUNCIL ACTION:
* Approval of the Resolution.

ITEM SUMMARY:
* This Resolution authorizes a contract amendment with Manhattan Construction, the Construction Manager at Risk for the McKinney Aquatics and Fitness Center (MAFC), located at 3003 Alma Road, for an amount not to exceed $1,406,750 for the construction of Phase 2 of MAFC.

BACKGROUND INFORMATION:
* On May 6, 2014, a professional services contract was authorized to provide Construction Manager at Risk (CMAR) services related to the preconstruction phase of the Aquatics and Fitness Center located at Gabe Nesbitt Community Park for an amount not to exceed $22,000 based upon a proposal for $18,000 in fees for pre-construction services and fees of 2.25% for construction services.
* On June 22, 2015, an amendment to the CMAR professional services contract for the establishment of a Guaranteed Maximum Price (GMP) was authorized for an amount not to exceed $30,450,000 which included a contingency line item of $198,641.
* During the design process, it was discussed that future potential design elements for Phase 2 of the Aquatics and Fitness Center should be considered. Those elements include:
