STAFF RECOMMENDATION:  Staff recommends approval of the proposed preliminary-final plat with the following conditions, which must be satisfied prior to filing the plat for record:

 

1.                     The applicant satisfy the conditions as shown on the Standard Conditions for Preliminary-Final Plat Approval Checklist, attached.

2.                     The items currently marked as “not met” on the attached Conditions of Approval Summary be satisfied prior to issuing final approval and/or filing of a plat for record.

 

 

ITEM SUMMARY: The applicant is proposing to subdivide approximately 17.846 acres into 5 lots and one common area. Lot 1 (approximately 2.712), Lot 2 (approximately 1.10), Lot 3 (approximately 2.065), Lot 4 (approximately 1.366), Lot 5 (approximately 9.954), and Common Area A (approximately 0.65).The applicant has indicated that lots will be used to construct an office and restaurant complex.

 

APPROVAL PROCESS: The Planning and Zoning Commission is the final approval authority for the proposed preliminary-final plat.

 

OPPOSITION TO OR SUPPORT OF REQUEST:  Staff has not received any comments either in opposition to or in support of the proposed preliminary-final plat.
