APPROVAL PROCESS: The Planning and Zoning Commission is the final approval authority for the proposed preliminary-final plat.

STAFF RECOMMENDATION: Staff recommends approval of the proposed preliminary-final replat with the following conditions:

1. The applicant satisfy the conditions as shown on the Standard Conditions for Preliminary-Final Plat Approval Checklist, attached.

Prior to filing the plat for record:

2. The applicant revise the plat to provide filing information for all off-site drainage easements necessary for the development of the property.

3. The applicant revise the plat to provide the filing information for the off-site portion of Bald Eagle Drive to be deeded to the City of McKinney. A construction easement shall also be in place prior to construction of the roadway.

4. The applicant revise the plat to provide street names of all proposed rights-of way.

5. The applicant revise the plat to show the 100-yr fully developed floodplain, subject to the review and approval of the City Engineer.

6. The applicant submit a drainage study to determine whether or not detention and/or creek improvements will be required for the subject property, subject to the review and approval of the City Engineer.

7. The applicant submit cross-sections to verify the location of the Erosion Hazard Setback, subject to the review and approval of the City Engineer.
