APPROVAL PROCESS: The Planning and Zoning Commission is the final approval authority for the proposed preliminary-final replat.


STAFF RECOMMENDATION: Staff recommends approval of the proposed preliminary-final replat with the following conditions:

1. The applicant satisfy the conditions as shown on the Standard Conditions for Preliminary-Final Replat Approval Checklist, attached.

Prior to the issuance of a building permit:

2. The applicant revise the plat to indicate the fire lane radii and width, subject to the review and approval of the Fire Marshal.

3. Submit an executed maintenance agreement for the existing detention pond on proposed Lot 3R, subject to the review and approval of the City Engineer.

4. The applicant revise the plat so that each proposed lot is labeled as Lot 1R1, Lot 2R, and Lot 3R to reflect the filing of the associated conveyance plat.
