ITEM SUMMARY: The applicant is proposing a potential layout for Lot 5R2 as required under the governing zoning district for the subject property, "PD" - Planned Development District Ordinance No. 2002-05-048. The applicant is proposing to Concept Plan a restaurant development that includes a drive-through window.

PLATTING STATUS: The subject property is currently platted as Lot 5R2, Block A of the Shops at Eagle Point Addition.

CONCEPT PLAN: The subject property is currently zoned "PD" - Planned Development District with a base zoning district of "C" - Planned Center District. The zoning requires concept plans to be submitted for review and approval by the Planning and Zoning Commission.

The purpose of a concept plan is to set forth the development objectives allowed under zoning criteria in a graphic or specific written manner. The proposed concept plan shows the subject property can be effectively developed with basic access and circulation needs. The attached concept plan displays the proposed lot layout for the proposed restaurant use. With the development of this lot, a site plan is required to be submitted and approved.
