RECOMMENDED CITY COUNCIL ACTION:
* Approve Resolution

ITEM SUMMARY:
* This item authorizes the City Manager to enter into an agreement with M/I Homes of DFW, LLC regarding incentives for improvements benefitting both the City of McKinney and the Park Ridge Development.
* A partnership between the City and the developer of Park Ridge was formed to provide the lowest possible cost for all parties in the installation of a sanitary sewer to serve both projects.
* The sites are located at the northwest corner of the intersection of Hardin Boulevard and Virginia Parkway as shown on the attached exhibit.
* The Agreement authorizes $95,000 of City funding towards the construction of a sanitary sewer.
* The developer of Park Ridge, M/I Homes of DFW, LLC, is responsible for the remaining contract cost, currently estimated at approximately $82,000 and for construction administration.
* Attached is the lowest bid as submitted by RKM Utilities for the project.
* The original engineer for the Inwood Hills subdivision contributed the survey and design of the sanitary sewer due to the issue stated under "Background Information".
* The developer will manage the installation of the proposed sanitary sewer along with the installation of on-site utilities. This helps reduce the cost of bids for the construction due to economies of scale.
