RECOMMENDED CITY COUNCIL ACTION:      
·      Staff recommends approval of the Meritorious Exception request.
 
ITEM SUMMARY:  
·      Applicant is requesting a Meritorious Exception to reallocate allowed wall signage to the West and South Elevations of the Sheraton Hotel.
 
·      The North (Front) Elevation is currently allowed a total of 450 square feet of wall signage.  Applicant is requesting a Sheraton Wall Sign (Sign G) totaling 90 square feet.
 
·       The West Elevation is currently allowed 25 square feet of wall signage.  Applicant is requesting a Sheraton Wall Sign (Sign A) totaling 104 square feet.
 
·      The South Elevation is currently allowed 25 square feet of wall signage.
Applicant is requesting a Sheraton Logo Wall Sign (Sign B) totaling 144 square feet.
 
·      Due to the overall size of the development, the orientation of the building, and that the total wall sign package does not exceed the total allowed for the Front Elevation, staff agrees that the reallocation is appropriate to the site.   
    
BACKGROUND INFORMATION:  
·      City Council has the authority to approve a Meritorious Exception to the McKinney Sign Ordinance when the request has obvious merit in not only being appropriate to the particular site and location, but also making a positive contribution to the City of McKinney.
