APPROVAL PROCESS: The Planning and Zoning Commission is the final approval authority for the proposed minor replat.

STAFF RECOMMENDATION: Staff recommends approval of the proposed minor replat with the following conditions:

1. The applicant satisfy the conditions as shown on the Standard Conditions for Minor Plat/Replat Approval Checklist, attached.

Prior to filing the plat:

2. The applicant revise the plat to change the City approval signature block to reflect the Planning and Zoning Chairman rather than the City Manager.

ITEM SUMMARY: The subject property is approximately 0.03 acres and is located on the west side of Tennessee Street and approximately 85 feet south of Louisiana Street. The applicant is proposing to subdivide the original lot into two lots. There is an existing building on the subject property that spans both proposed lots. The building is internally divided by an existing brick wall. The proposed lot line between Lot 1 and Lot 2 follows along the dividing wall.

At the June 22, 2011 Board of Adjustment meeting, the applicant received approval of a variance to allow an increase to the maximum lot coverage permitted under the governing district regulations.
