STAFF RECOMMENDATION: Staff recommends approval of the proposed preliminary-final plat with the following conditions, which must be satisfied prior to filing the plat for record:
1. The applicant satisfy the conditions as shown on the Standard Conditions for Preliminary-Final Plat Approval Checklist, attached.
2. The applicant revise the plat to label the easement along the southern property line.
3. The applicant revise the title block to include the conveyance plat filing information.
4. The applicant revise the exhibit to provide the conveyance plat filing information.
ITEM SUMMARY: The applicant is proposing to plat one lot (approximately 1.72 acres) for development. The applicant has indicated that lot will be used to construct a restaurant.
PLATTING STATUS: The subject property is currently conveyance platted as Lot 3, Block A, of 380 Town Centre Addition. Subsequent to the approval of the preliminary-final plat, a record plat or plats, subject to review and approval by the Director of Planning, must be filed for recordation with the Collin County Clerk, prior to issuance of a certificate of occupancy.
