STAFF RECOMMENDATION:  Staff recommends approval of the proposed preliminary-final plat with the following conditions, which must be satisfied prior to filing the plat for record:

 

1.                     The applicant satisfy the conditions as shown on the Standard Conditions for Preliminary-Final Plat Approval Checklist, attached.

 

2.                     The items currently marked as “not met” on the attached Conditions of Approval Summary be satisfied prior to issuing final approval and/or filing of a plat for record.

 

ITEM SUMMARY: The applicant proposes to subdivide approximately 38.71 acres into three lots: Lot 1 (approximately 13.91 acres), Lot 2 (approximately 12.32 acres), and Lot 3 (approximately 12.39 acres).The applicant has indicated that proposed Lots 1 and 2 will be developed with office/warehouses, while Lot 3, which permits “C” - Planned Center district uses, will be developed by others in the future.

 

APPROVAL PROCESS: The Planning and Zoning Commission is the final approval authority for the proposed preliminary-final plat.

 

OPPOSITION TO OR SUPPORT OF REQUEST:  Staff has not received any comments either in opposition to or in support of the proposed preliminary-final plat.
