STAFF RECOMMENDATION:  Staff recommends approval of the proposed preliminary-final plat with the following condition(s), which must be satisfied prior to filing the plat for record:

 

1.                     The applicant satisfy the conditions as shown on the Standard Conditions for Preliminary-Final Plat Approval Checklist, attached.

 

2.                     The applicant revise the preliminary-final plat to address the items listed in the Conditions of Approval Summary, attached.

 

 

ITEM SUMMARY: The applicant is proposing to subdivide approximately 22.470 acres into two lots, Lot 1 (approximately 1.391 acres) and Lot 2 (approximately 20.999 acres). The applicant has indicated that Lot 1 will be used to construct a car wash and Lot 2 will remain undeveloped at this time.

 

OPPOSITION TO OR SUPPORT OF REQUEST:  Staff has not received any comments either in opposition to or in support of the proposed preliminary-final plat.
