RECOMMENDED CITY COUNCIL ACTION:
* Staff recommends denial of the proposed rezoning request due to lack of conformance with the City of McKinney's Comprehensive Plan.
However, the applicant is requesting approval of the following provisions:
1. The use and development of the subject property shall develop in accordance with Section 146-74 ("RS 45" - Single Family Residence District) of the Zoning Ordinance, and as amended, except as follows:
a. The maximum density shall be 4.26 dwelling units per acre.
b. The minimum mean lot size shall be 6,249 square feet, and the median lot size shall be 5,879 square feet.
2. The subject property shall conform to the attached Architectural Standards.
* Staff's professional opinion remains that residential uses may be appropriate in this location; however, Staff sees no reason why the subject property is unable to conform to the maximum density and minimum mean and median lot sizes outlined in the Comprehensive Plan.
