RECOMMENDED CITY COUNCIL ACTION: Conduct the first of three public hearings regarding a voluntary petition for annexation.
* In accordance with the Texas Local Government Code, the City Council will hold this public hearing at the special meeting at 5:30 p.m. on February 3, 2014, and a second public hearing is scheduled for the regular City Council meeting on February 4, 2014 at 6:00 p.m. Final action regarding the petition for annexation will be considered at the March 4, 2014 City Council meeting, concurrently with a proposed zoning request and a developer's agreement.

ITEM SUMMARY:

* The applicant has submitted petitions for voluntary annexation to the City of McKinney for two tracts totaling approximately 379.15 acres of land (Tract 1 being approximately 379.13 acres and Tract 2 being approximately 900 square feet). The subject property is located generally on the north side of F.M. 1461 and along the west side of C.R. 168.

* The subject property, if annexed, will be zoned pursuant to a pending zoning case (13-219Z) that will be considered at the March 4, 2014 City Council meeting. The associated zoning request will cover the same land area contained within the annexation petition.

* The applicant has requested to zone the subject property "PD" - Planned Development District, and will develop in accordance with proposed development regulations in order to develop as single family detached residential, independent living (retirement community), ...
