RECOMMENDED CITY COUNCIL ACTION:                     

                     Staff recommends approval of the proposed concept plan.

 

ITEM SUMMARY: 

                     The applicant is proposing a potential layout for Parcel 1403 as required under “PD” - Planned Development District Ordinance No. 1621 (the base PD for subject property). According to the approved zoning and masterplan, Parcel 1403 includes non-residential uses, and the applicant is proposing to Concept Plan a retail development that includes a grocery store, fueling station, retail and restaurant uses. This item was previously approved by City Council on March 1, 2016; however, the applicant has changed the layout of the development, and therefore it must be reviewed and approved by City Council.
