RECOMMENDED CITY COUNCIL ACTION:
· Staff recommends approval of the proposed amendment to the comprehensive sign package.

ITEM SUMMARY:
· The applicant is proposing an amendment to the comprehensive sign package, approved on October 18, 2011, for the Baylor Medical Center at McKinney campus.

· The comparative matrix and elevations that were approved in October of 2011 have been attached; however, the only modification to the sign package is the replacement of the currently approved Corner Development Identity Sign with the proposed Corner Development Identity Sign (see attached).

· The proposed sign reduces the effective sign area from 260 square feet to 64 square feet (meeting the current sign ordinance maximum) and reduces the sign height from 10’ to 9’10”. The proposed sign will utilize the same exterior finishing materials as the hospital and resembles the overall shape of the hospital building. The water feature that was previously approved has been removed the monumentation.

· The proposed sign is shown to be externally illuminated with ground lighting. The applicant has requested the option to change the sign to an internally illuminated sign in the future. The applicant has not provided a separate exhibit showing this future modification, but has explained to Staff that the internal illumination option would be similar in text size to that shown in the proposed exhibit; however, a dark blue box with illuminate...
