RECOMMENDED CITY COUNCIL ACTION:                     

                     Staff recommends denial of the Sign Variance Request

 

ITEM SUMMARY: 

                     Applicant is requesting a Sign Variance for the South and West Elevations of their new building at the Northeast corner of West University Drive and North Church Street.

                     Applicant is requesting a 263 square foot Wall Sign on the South Elevation.

                     Applicant is requesting a 263 square foot Wall Sign on the West Elevation.

                     Applicant is requesting the Sign panels extend above the roofline of the building.  

 

BACKGROUND INFORMATION: 

                     Per the City of McKinney Sign Ordinance, Section 134-7(b)(1), the total area per face of a sign shall not exceed 1.5 square feet of the face area for each linear foot of building fascia length.

                     The South Elevation is allowed 172.5 square feet of Attached Wall Signage per City Sign Ordinance. Applicant is requesting a 90.5 square foot increase.

                     The West Elevation is allowed 99 square feet of Attached Wall Signage per City of McKinney Sign Ordinance. Applicant is requesting a 164 square foot increase.

                     Per the City of McKinney Sign Ordinance, Section 134-7(b)(2), Wall Signage shall not extend above the roofline of the building.

                     Staff finds no special or unique hardship that would warrant the variance.

                     Signs of this size are not compatible with the surrounding area.

                     Signs that extend above the roofline of the building are prohibited.
