ITEM SUMMARY:

This item authorizes the City Manager to enter into an agreement with McKinney SH I, LTD and Costco Wholesale Corporation (hereinafter referred to collectively as Costco/SH I) to relocate and abandon three easements including a drainage easement, a detention pond easement, and a sewer easement.  The agreement will be similar to the attached proposed agreement.

Costco/SH I is proposing to develop the property at the northeast corner of US 380 and Hardin Boulevard as shown on the attached site plan exhibit.

The three existing easements in question conflict with the footprint of the proposed building.  The easements and the proposed new easements are shown on the attached exhibits.

Costco/SH I has requested an agreement that upon their installation of new (replacement) drainage and sewer infrastructure, McKinney will abandon the old easements.  Costco/SH I will provide new easements for the replacement infrastructure.

Staff has reviewed the construction drawings for the drainage and sanitary sewer relocations and does not anticipate any operational concerns.

BACKGROUND INFORMATION:

Costco and other commercial uses are proposed for the northeast corner of the US 380/Hardin Boulevard intersection.

FINANCIAL SUMMARY:

No adverse financial impact is expected due to the relocation.
