RECOMMENDED CITY COUNCIL ACTION:
* Provide direction to Staff.

ITEM SUMMARY:
* At the request of City Council, Staff has analyzed all zoning districts throughout the City (save and except the "MTC" - McKinney Town Center Zoning District) and provided information as to where a) automotive sales are permitted by right along U.S. Highway 75 and State Highway 121, and b) residential uses are permitted within non-residential districts.

* Through this analysis, Staff identified the zoning districts that allow these uses, as well as any "PD" - Planned Development districts that had a base zoning allowing these uses for the purposes of this discussion:

o Residential uses included single family detached, single family attached (townhomes), duplex, multi-family, and multi-family senior residential uses.

* Additionally, Staff has provided options for moving forward that City Council might consider if they so choose (see Presentation, attached).

BACKGROUND INFORMATION:
* Since the adoption of the Zoning Ordinance in 1981, automobile sales have been allowed in "BG" - General Business District, "C" - Planned Center District, "ML" - Light Manufacturing District, and "MH" - Heavy Manufacturing District.

o Concentrations of retail, commercial and similar uses have always been shown along the major thoroughfares, and these commercial districts, especially "C", were designed specifically for these locations.
