STAFF RECOMMENDATION: Staff recommends approval of the proposed preliminary-final plat with the following conditions, which must be satisfied prior to filing the plat for record:

1. The applicant satisfy the conditions as shown on the Standard Conditions for Preliminary-Final Plat Approval Checklist, attached.

2. The applicant revise the plat to provide filing information for all off-site lots, easements, and easements by separate instrument.

ITEM SUMMARY: The applicant is proposing to subdivide approximately 126.67 acres into 537 single family residential lots and 20 common areas. A preliminary-final plat was previously approved showing this property as 2 common areas; the applicant is now revising this portion of the plat to be developed for single family homes in accordance with the latest development agreement.
