APPROVAL PROCESS: The action of the Planning and Zoning Commission for the proposed site plan may be appealed to the City Council.
STAFF RECOMMENDATION: Staff recommends approval of the proposed site plan with the following condition:
1. The applicant satisfy the conditions as shown on the Standard Conditions for Site Plan Approval Checklist, attached.

ITEM SUMMARY: The applicant is proposing to construct 3 office/warehouse buildings (total of 14,052 square feet) on a 1.242 acres, located on the southeast corner of Mercury Circle and Power House Street.
Site plans can typically be approved by Staff; however, the governing zoning on the property (Ordinance No. 1518) requires that the site plan be approved by the Planning and Zoning Commission.
PLATTING STATUS: The subject property is currently platted as Lot 7B, Block A, of the Power House Business Park Addition. An amending plat for the subject property is currently under review by Staff (18-0186AP). The plat must be filed prior to Certificate of Occupancy.
