RECOMMENDED CITY COUNCIL ACTION:                     

                     Provide policy direction to the City Manager on the use of a portion of the north aircraft tie-down ramp for executive hangars

 

ITEM SUMMARY: 

                     The Airport has been approached by a developer proposing to enter into a ground lease with the City to construct 10 executive hangars on a 2.2 acre parcel that currently serves as a portion of the north aircraft tie-down ramp. To accommodate the development, 21 tie-down spaces located on the ramp will need to be eliminated.

                     Ground leases at the airport do not require City Council approval pursuant to its delegation of operational authority to the City Manager under existing Resolutions. This item is being presented to the City Council to allow for public comment based on the reduction of existing tie-down space and the impact a reduction may have on existing aircraft based at the airport.

 

 

BACKGROUND INFORMATION: 

                     McKinney National Airport is experiencing a significant increase in demand for aircraft hangar space while the demand for tie-down space is flat. Additionally, aircraft hangars have the potential to generate more revenue per acre than an aircraft tie-down ramp.                     

 

FINANCIAL SUMMARY: 

                     The project is projected to earn an additional $477,363 per year from the same parcel (103% increase) and reduce the amount of aircraft ramp the City is required to maintain.
