STAFF RECOMMENDATION:  Staff recommends approval of the proposed minor replat with the following conditions:

 

1.                     The items currently marked as “not met” on the attached Conditions of Approval Summary be satisfied prior to issuing final approval of the minor replat.

 

2.                     The applicant satisfy the conditions as shown on the Standard Conditions of Approval Checklist for Minor Replats, attached, prior to the filing of the plat for record.

 

In order to receive final approval of the plat, the applicant has the opportunity to make one resubmittal which corrects the items currently not in conformance.

 

Following the issuance of final minor replat approval, a written notice will be sent to property owners within 200’ of the subject property within 15 days, in compliance with Section 212.015 of the Texas Local Government Code.

 

ITEM SUMMARY: The applicant is proposing to subdivide approximately 0.46 acres into two lots, Lot 1 (approximately 0.23 acres) and Lot 2 (approximately 0.23 acres). The applicant has indicated that the lots will be used to construct single family residences.

 

OPPOSITION TO OR SUPPORT OF REQUEST:  Staff has not received any comments either in opposition to or in support of the proposed minor replat.
