STAFF RECOMMENDATION: Staff recommends approval of the proposed replat with the following conditions:

 

1.                     The items currently marked as “not met” on the attached Conditions of Approval Summary be satisfied prior to issuing final plat approval.

 

2.                     The applicant satisfy the conditions as shown on the Standard Conditions of Approval Checklist for Replats, attached, prior to the filing of the plat for record.

 

3.                     The applicant receive a variance to Section 307.A (Design Standards) of the Subdivision Ordinance for lot shape.

 

4.                     The applicant receive a variance to Section 307.A (Design Standards) of the Subdivision Ordinance for lot frontage.

 

In order to receive final approval of the plat, the applicant has the opportunity to make one resubmittal which corrects the items currently not in conformance for plat approval.

 

ITEM SUMMARY: The applicant is proposing to replat one lot of approximately 0.378 acres. The applicant has indicated that lots will be subdivided into four lots for single family detached residential. The applicant is requesting a variance to the subdivision ordinance for lot shape and lot frontage to accommodate for development of the site and the request requires the approval of City Council.

 

The requested variance to the subdivision ordinance regarding lot shape and frontage aligns with the allowances specified under the Planned Development District Ordinance. This variance supports the proposed development of the unique cottage style single-family detached homes, which will front to a common area and private open space.

 

Given the lot layout design and adherence to the broader objectives of the PD Ordinance, staff is confident that this request will contribute positively to the community. For this reason, staff recommend approval of the variance request.
