ITEM SUMMARY:
• Discuss the parkland dedication ordinance.
BACKGROUND INFORMATION:
• The current parkland dedication ordinance was passed and approved by City Council on February 15, 2022 and became effective October 1, 2022.
• As a condition of subdivision development, a developer of property for residential uses shall dedicate land for parks or pay a fee in lieu of dedicating land.
• The parkland dedication requirement is one acre of parkland required for every 37 residential units. When land is not dedicated, the city accepts cash in lieu of land. This fee is determined by multiplying the average fair market per acre value as determined by the Collin Central Appraisal District by the acreage that is due.
• In addition to the parkland dedication requirement, a developer of residential property shall pay a park development fee. The park development fee is assessed per residential unit.
• Certain developments and use types may qualify for credits against parkland dedication and park development fees.
