EXISTING CONDITIONS: This is an existing single-family residential home in McKinney's Historic District. There has been recent City street and sidewalk reconstruction on West Virginia St. adjacent to and impacting the property.
ITEM SUMMARY: The applicant is requesting to keep artificial turf that has already been installed in the front yard. McKinney Code Compliance issued the applicant a Notice of Violation May 16, 2025, alerting them that the artificial turf violated City ordinance. The application states that the City recently installed a sidewalk, taking up approximately half of the front yard of an already small lot. The construction caused an erosion problem, which was partially mitigated by grading. The applicant planted St. Augustine grass, and it did not survive. They say they have made repeated attempts to plant natural grass. The applicant cites water conservation as a factor in the decision to install artificial turf.
