STAFF RECOMMENDATION: Staff recommends approval of the proposed Preliminary-Final Replat with the following conditions, which must be satisfied prior to filing the plat for record:
1. The applicant satisfy the conditions as shown on the Standard Conditions for Preliminary-Final Plat/Replat Approval Checklist, attached.
ITEM SUMMARY: The applicant is proposing to replat 1 lot and 1 common area (approximately 23.2 acres) for 130 lots and 5 common areas for single family residential uses.
On January 8, 2019 the Planning and Zoning Commission voted 7-0-0 to continue the public hearing and table the item to the January 22, 2018 meeting.
PLATTING STATUS: The subject property is currently platted as Lot 1, Block BB, Common Area CA-A4 and a portion of St. George's Drive Right-of-Way of the Southern Hills at Craig Ranch Phase 1 Addition. Subsequent to the approval of the preliminary-final replat, a record plat or plats, subject to review and approval by the Director of Planning, must be filed for recordation with the Collin County Clerk, prior to issuance of a building permit.
