EXISTING CONDITIONS: This property is an existing multi-tenant retail strip center. A new tenant, Uptown Cheapskate, is moving into an inner corner suite.

ITEM SUMMARY: Per the applicant, the allowed sign area is disproportionately small for the size of the suite because the placement in an inner "elbow" corner reduces the effective frontage to a smaller dimension than the width of the space. The applicant is seeking a Meritorious Exception to compensate for the disproportionately small frontage. The applicant argues that adhering to the limit by ordinance would result in a visual imbalance with respect to the surrounding tenant spaces.
