RECOMMENDED HPAB ACTION:
* Staff recommends approval of the Certificate of Appropriateness for demolition of the detached garage located at 1505 W Louisiana Street.
ITEM SUMMARY:
* The applicant requests approval of a Certificate of Appropriateness for demolition of the detached garage located at 1505 W Louisiana Street.
* The applicant submitted extensive photographs documenting the deteriorated structural integrity and safety hazards of the garage. The size of the current garage is inadequate to fit the needs of the handicapped vehicle required by the homeowners.
* Staff cannot determine a conclusive construction date of the detached garage. There are no accompanying photographs or documents to firmly date the structure. The style of door, windows, and carport section suggest alterations have been done to it in the past.
o On the 1927, 1960, and 1965 Sanborn maps, the structure shown has a much smaller footprint than the current garage occupies, indicating this is either a newer structure or one that has been significantly altered.
* The home was surveyed in the McKinney Historic Resource Survey of 2023 and built circa 1915. It is a Craftsman style home with a medium priority rating.
* In Staff's professional opinion, the home will retain a medium priority rating without the detached garage.
