APPROVAL PROCESS: The action of the Planning and Zoning Commission for the proposed site plan may be appealed to the City Council.
STAFF RECOMMENDATION: Staff recommends approval of the proposed site plan with the following condition(s):
1. The applicant receive approval of the following Design Exceptions
a. Reduced ground floor transparency, along West Elevation, to 8% glass area on "B" street fa?ade in lieu of required 65% glass area by Appendix 2B 8.2.1.4
b. Reduced ground floor transparency, along South Elevation, to 5% glass area on "B" street fa?ade in lieu of required 65% glass area by Appendix 2B 8.2.1.4
2. The applicant revise the site plan to include all necessary changes per the Engineering Department.
Prior to issuance of a building permit:
1. The applicant satisfy the conditions as shown on the Standard Conditions for Site Plan Approval Checklist, attached.
ITEM SUMMARY: The applicant is proposing to construct an approximately 1,500 square foot addition to the Texas Sage Dentistry acres at 400 Tennessee Street.
This site is in the "MTC" - McKinney Town Center Zoning District and follows the requirements of the Downtown Core. Site plans within the MTC can typically be approved administratively by Staff; however, the applicant has requested Design Exceptions to the building design and building form requirements of the MTC.
PLATTING STATUS: The subject property is currently platted.
