APPROVAL PROCESS: The action of the Planning and Zoning Commission for the proposed site plan may be appealed to the City Council.
STAFF RECOMMENDATION: Staff recommends approval of the proposed site plan with the following condition(s):
1. The applicant receive approval of the following Design Exceptions.
a. Residential Transition Area Screening Device of continuous 6-foot in height evergreen shrubs in lieu of a solid masonry screening device along property line shared with a Single-Family Residential Use as required by Appendix 2B7.3.7
b. Gable Roof Slope with a pitch of 4/12 on all buildings in lieu of the minimum pitch of 5/12 as required by Appendix 2B8.3.2.3 of the UDC.
Prior to issuance of a building permit:
1. The applicant satisfy the conditions as shown on the Standard Conditions for Site Plan Approval Checklist, attached.
