APPROVAL PROCESS: The action of the Planning and Zoning Commission for the proposed site plan may be appealed to the City.
STAFF RECOMMENDATION: Staff recommends approval of the proposed site plan with the following condition:
1. The applicant receives approval for the following Design Exceptions:
a. Screening with a continuous wrought iron fence with masonry columns at 20 feet on center and 6-foot-tall evergreen shrubs in lieu of a solid masonry screening device along all rear and side property lines.
Prior to issuance of a building permit:
1. The applicant satisfy the conditions as shown on the Standard Conditions for Site Plan Approval Checklist, attached.

ITEM SUMMARY: The applicant is proposing to construct a 52,607 square foot Mixed Residential Development on 3.158 acres at the South Side of Fitzhugh Street and on the East and West Side of Murray Street.
PLATTING STATUS: An associated minor plat (PLAT2023-0123) has been approved at the city staff level and is currently awaiting filing with Collin County Clerk's Office. The minor plat of the subject property was approved prior to the commencement of any development activity on the subject property.
