APPLICATION SUBMITTAL DATE: January 26, 2026 (Original Application)

RECOMMENDED CITY COUNCIL ACTION: Staff recommends approval of the proposed minor plat with the following conditions and variances:

1. The items currently marked as "not met" on the attached Conditions of Approval Summary be satisfied prior to issuing final plat approval; and

2. The applicant satisfy the conditions as shown on the attached Standard Conditions for Minor Plat Checklist; and

3. The applicant receive approval to utilize a properly permitted on-site sewage facility (OSSF) in accordance with UDC Article 3 -307 (Sanitary Sewer provisions), state law (TCEQ), and applicable City regulations, in lieu of a public sanitary sewer system.


ITEM SUMMARY:

* The applicant is proposing to plat two one (1) acre lots (approximately 2.087 acres in total) for development in the City of McKinney's Extraterritorial Jurisdiction (ETJ). The City has the authority to regulate subdivisions within the ETJ in accordance with Chapter 212 of the Texas Local Government Code and Section 307 of the City of McKinney Code of Ordinances.
