STAFF RECOMMENDATION:  Staff recommends approval of the proposed Final Plat with the following conditions, which must be satisfied prior to filing the plat for record:

 

1.                     The items currently marked as “not met” on the attached Conditions of Approval Summary be satisfied prior to issuing final plat approval;

 

2.                     The applicant satisfy the conditions as shown on the Standard Conditions for Final Plat Approval Checklist, attached; and

 

3.                     The applicant receive a variance to Section 308D.1 in the Unified Development Code in order to not provide a 20’ landscape buffer in a common area adjacent to Meyer Way.

 

ITEM SUMMARY: The applicant is proposing to subdivide approximately 4.568 acres into 35 residential lots and 3 common area lots.

 

Under the requirements of Section 308D.1 in the Unified Development Code, all single family residential lots must be buffered along the side property line from rights-of-way 80’ or greater in width. The applicant is proposing to not provide the required landscape buffer within a common area to buffer the single family lots from Meyer Way. Due to the urban nature of Craig Ranch, Staff is in favor of the proposed variance.

 

OPPOSITION TO OR SUPPORT OF REQUEST:  Staff has not received any comments either in opposition to or in support of the proposed Final Plat.
