APPROVAL PROCESS: The recommendation of the Planning and Zoning Commission will be forwarded to the City Council for final action at the June 6, 2023 meeting.

STAFF RECOMMENDATION: Staff recommends approval of the proposed rezoning request with the following special ordinance provisions:
1. The subject property shall be zoned "PD" - Planned Development District and shall be subject to the following special ordinance provision:

a. The subject property shall develop in accordance with the attached development regulations.

ITEM SUMMARY: The applicant requests to rezone approximately 0.5 acres of land, generally for commercial uses. More specifically, the proposed rezoning request modifies the development regulations to allow a 10' landscape buffer along the northern and western property lines, as opposed to a 20' landscape buffer The proposed commercial uses are similar to those found in the "C1" - Neighborhood Commercial Zoning District, but also prohibits some uses such as laundromat.
